When a Cleanout Is Included — And When It Is Not
What happens after an estate sale concludes depends on one key factor: whether or not a cleanout service is included.
At every stage of the process, one principle remains unchanged:
The homeowner is having the estate sale — we are simply there to help.
At Afternoon Estate Sales, we consider ourselves a marketing company and all estate contents remain the sole property of the estate owner (the client) before, during, and after the sale, unless and until the client clearly abandons ownership of those items.
Scenario One: When a Cleanout Is Included
When cleanout services are part of the agreement, the process is handled carefully and with full transparency.
After the estate sale is complete, the client (estate owner) typically walks through the home and identifies which items they would like to keep. This may be done by tagging, separating, or otherwise clearly marking those items.
To avoid any confusion, we may also ask the client to provide a written list of items that are to remain with the estate or be left in the home. This written confirmation ensures everyone is aligned and protects both the client and our company.
Once the client has completed this step, they then communicate how they would like the remaining items handled. These instructions may include:
Donation
Cleanout/ Abandonment
Discarding unwanted contents
Only after the client clearly communicates these instructions do we proceed.
At that point — and only at that point — the remaining items are considered abandoned by the client, because the client has explicitly chosen not to keep them.

When cleanout services are included, our goal is to leave the property empty and broom-swept clean. Once the client has identified what they wish to keep and has clearly instructed us on how remaining items should be handled, we complete the cleanout, so the home is left cleared of contents, swept, and ready for the next step.
Scenario Two: When a Cleanout Is Not Included
When cleanout services are not part of the agreement, the process is simple and clearly defined.
Once the estate sale concludes:
The sale ends
We break down and remove all of our equipment
We straighten and clear our working areas
Keys are returned to the homeowner when applicable
The property is secured
We walk away
All remaining items stay with the estate, exactly as they are. No items are removed, donated, or discarded.
The homeowner retains full control and responsibility for everything left in the home.
Why This Level of Clarity Matters
We are intentional about this process because transparency is essential.
We never want there to be:
Confusion about ownership
Assumptions about entitlement
Questions about motivation
We also want to eliminate the misconception that items might be overpriced so they do not sell and later become company property. That would be unethical and immoral, and it is not how we operate.
Our pricing strategy exists for one reason: to maximize value for the estate, not to create leftovers.
Our Role, Clearly Defined
The homeowner is hosting the estate sale. We are there to assist — not to take ownership.
We are not asset owners. We do not claim estate property. We do not benefit from unsold items. We are a marketing company.
We are hired to:
Market the estate
Attract qualified buyers
Price items responsibly
Carry out post-sale instructions only after they are clearly communicated
